Winter Maintenance Checklist for Landlords

Providing a safe living space is not only essential for your renters, but it ensures that you are protected as a landlord as well. Whether you own one rental or multiple units here’s what you need to make sure that you have a safe, warm, well-cared for place for people to live. 

  1. Clear your gutters of any leaves and debris. This ensures that melting ice and snow won’t create build-up once we hit freezing levels.  
  2. Check for tears, holes or leaks in your roof now before the winter hits and the roof faces harsher weather.  
  3. Before it gets too cold, make sure that your furnace is in working order. Make sure that the area around the furnace is clean, the furnace itself does not need any repair and that the venting systems are free from blockages or leaks.  
  4. Frozen pipes in the winter can cause a lot of damage. Before freezing weather hits, inspect your pipes for any necessary repairs or additional insulation that may be needed.  
  5. Check the batteries in the property’s smoke alarms and carbon monoxide detectors. Cold weather = more time your tenants will be using space heaters, lighting candles and electric blankets, which obviously increases the risk for a fire.  
  6. Stock your property with salt for melting snow, shovels and anything else your renters will need to keep the sidewalks safe during icy months.  
  7. Trim any tree branches that are hanging over the roof, sidewalks or powerlines. If they become heavy with snow and fall, you’re in for a really dangerous situation.
